Hi, my name is Pete Flint, I'm from trulia.com, we are a real-estate search engine, we help consumers find properties for sale, and also make small to real-estate decisions. So, I'm just going to give you a little demo about our service to see the functionality we have, and to see what we can do. So, I'll dive in and show you the service. So, here we are, this is our homepage, so if we -- I just typed in San Francisco, so let's go and see what property is for sale, within San Francisco. So, it is just loading up now, so here we are this is the search results for San Francisco, we have search results down here and then also it probably is on the map. Let me dive into this property here, so, 1177 Filbert Street. So, we've really tried to design the interface to help people -- help make the real estate search process simple. So, we allow people to see the property on the market where they can go and find more information's, they can go over to this real estate broker here. See it on the map and also a whole bunch of tools down here to help them make smarter decisions and to understand what's happening at the local level. So, if we dive in here, I can go -- if I'm going to spend $1.3 million -- almost $1.4 million.

I really want to understand what's going on within Russian Hill, this neighborhood. So, I can click over to our real estate guide, this is a guide that tells people about what is -- what's it like to part property within Russian Hill. So, it gives you an overview of the real estate market, and historical trends within that. So, this is a pretty good indicator. So, what we've done is, we track search popularity where I can see where they are searching the average number of active listings in the market, an average list price within here. So, all in all, within San Francisco it's a pretty hot neighborhood. And then down here we have pricing trends, so historical trends last couple of weeks, and also search popularity. So, we can see what -- how Russian Hill stacks up against other neighborhoods within San Francisco. And there is tons of more information down here, with school information, with recent properties that have been added to the market in Russian Hill. So, gives you a great overview, what real-estate -- the market is like in Russian Hill within San Francisco.

So, now we just head back and I was looking at that property in Filbert Street, so I'm going to go back and try and understand that property in a bit more detail. So, one tool that we just launch is a comparison tool, so I can view similar homes on the market and recently sold homes. So, I just clicked on that and I can see how 1177, Filbert Street stacks up within the real estate market. So, what we've done is we've analyzed data from millions and millions of transactions, and also properties for sale. So I can see here, the red dots, the red marked markers, are recently sold homes, and the green markers are other properties, I assume into that property for sale. And then for the more data homes, we've got all these data down here about list priced as a market. If you are buying a house for one of the most important financial decision in your life, this data is invaluable. And then we also have school information here.

So, I can click on that and I'd see local schools within Russian Hill, with number of students, address information. This is great, but next I'm going to show you my favorite features, this is the San Francisco Heat Map. So, this is tool for consumers to really understand and visualize what is happening at the local level. So, what we've done is that we have over laid and color coded the data within San Francisco and this is available nationwide. So, I can scroll down, I can dive in, I can do some fun stuff and move this around, and then I can see all this information down here, so I can see average listing price, average sales price. How that has changed here when you had median sales price, average price was greater and also that popularity, the traffic ranking here, where consumers are searching and how that's changing every time. So, where were we? We were looking in Russian Hill. So, I actually know where that is, so this is somewhere here.

So, Russian Hill, so this is down here, so its list price has increased week on week 9.4%. But then the median sales price has gone down 24%, and the median sale price is 867,000, wow. It's kind of amazing amount of information here. It's really, really useful for consumers to find properties for sale, and understand what is going on at the local level. And I encourage everyone to go and explore, go and tour around the sites, and see for themselves what's happening at the local real estate market. Thanks very much.
